Littleton’s New Costco: What Mineral Place Could Mean for Restaurants and Real Estate

For restaurant owners, a new Costco means more than convenient shopping: it can reshape where customers travel. My view is that the strongest opportunities will be spaces that are easy to reach, easy to park at, and positioned to capture those trips.

What has been reported?

A staff report for Littleton’s September 15, 2026 council agenda says construction delays have moved Costco’s anticipated public opening to March 2027. This is an estimate, rather than a confirmed grand-opening date. [1]

Naked Denver describes Mineral Place as a 63-acre redevelopment of the former Lumen campus at 700 W. Mineral Avenue, with Costco and a fuel station, smaller retail pads, and the 370-unit Sullivan apartment community. That address identifies the development site, rather than a verified Costco warehouse address. [2]

SCHEELS officially announced a store of more than 300,000 square feet at Mineral Place on September 16, targeting 2029 and projecting more than 500 jobs. Those are the retailer’s plans and projections; actual delivery remains something to monitor. [3]

Wenxin’s predictions: where could the opportunity be?

The following is my market commentary based on the reported plans. It does not describe measured changes in rents, customer visits, or property prices.

1. Restaurants could benefit if shopping trips become dining trips

I expect more interest from quick-service restaurants, coffee and beverage concepts, and family dining. But shoppers may leave immediately, and Costco’s own food offering competes for spending. Driveway access, turning movements, sign visibility, and parking will matter more than straight-line proximity.

2. Better retail sites may attract interest before rents move

Two major anchors could increase tenant inquiries and landlord asking-rent expectations. Inquiries are not achieved rents. I would track signed leases, vacancy duration, concessions, and new competing space. Restaurants also need to account for NNN charges, build-out costs, hood and utility capacity, and delivery timing.

3. The corridor could develop in two distinct stages

If the plans hold, Costco could first bring routine shopping trips, with SCHEELS adding destination shopping and family visits in 2029. For a lease decision, I would model a conservative customer base and negotiate clear delivery and rent-start conditions instead of assuming future anchor traffic is already available.

4. Nearby homes may gain convenience, with an uneven effect on value

Shopping convenience could improve the appeal of some nearby homes, while traffic, noise, and lighting could affect homes immediately beside the commercial area. I expect the effect to vary by street and location. Without local comparable-sales research, I would not assign a Costco-driven appreciation percentage; rates, inventory, and property condition still matter.
